At Laid Right Flooring, we were recently engaged to transform the flooring at the beautiful Maleny Kottage, an Airbnb property nestled in the Sunshine Coast Hinterland. The client’s vision was to replace the old, tired flooring with something that was both stylish and durable for high guest turnover. Our solution:
3mm Spotted Gum vinyl planks , installed with professional hardset adhesive for long-lasting performance.
Subfloor Preparation
Preparation is always the key to a flawless finish, and this project required a comprehensive approach:
- Tile Adhesive Removal: We began by grinding off the existing tile adhesive to ensure a clean surface.
- Full Slab Grind: The entire slab was ground back to remove contaminants and to open the surface for proper adhesion.
- Spot Grinding: Several high spots in the slab required additional grinding to achieve the flatness needed for vinyl planks.
- Skim Coat Application: Once the grinding was complete, we finished the prep with a skim coat across all areas. This step smoothed out minor imperfections and created the ideal base for the installation.
Vinyl Plank Installation
With the subfloor perfectly prepared, we installed 3mm Spotted Gum vinyl planks using a high-quality hardset adhesive. This method ensures maximum stability and performance, particularly important in an Airbnb setting where durability is essential.
To finish the job to the highest standard, we sealed the perimeter with a colour-matched silicone. This not only enhances the appearance but also provides long-term protection against moisture and wear.
Additional Concrete Works
While we were on-site, the customer asked us to rejuvenate the external concrete areas that had been coated in old epoxy paint. Our process included:
- PCD Removal: Using PCD (polycrystalline diamond) tooling to remove the old epoxy.
- Heavy Grind: Following up with a 30-grit grind to take the slab back to a clean surface.
- Densifier Application: Applying a densifier to close up the pores of the slab, strengthening the surface.
- Finishing Pass: Completing the process with a 60-grit grind for a clean, refined finish.
The result was a rejuvenated slab that’s both practical and visually appealing.

The transformation at Maleny Kottage speaks for itself—a modern, natural timber look with the resilience of vinyl planks, complemented by freshly prepared concrete areas outside. The combination not only elevates the overall look and feel of the property but also ensures durability, low maintenance, and long-term value for the client.
